Some people want to know how to calculate mortgage payments. You don’t really need to do the work, but if you’re curious you can certainly do so. To calculate mortgage payments, you need to know a few details about the loan. Let’s go through the steps and tools you can use to calculate mortgage payments.
Why Calculate Mortgage Payments?
By going through the process, you get an idea of how much you pay in principal and interest each month. Calculating mortgage payments lets you look "under the hood" and see how your loan really works. When you calculate mortgage payments, you’ll see how your loan amortizes. Amortization is the process of paying down a loan.
Fixed-Rate Mortgage Calculator
Here at Majestic Home Loan, our fixed-rate mortgage calculator is fairly simple to understand. You only need to plug in three numbers to make it work. You'll use the beginning balance of your loan, your interest rate and the term of your loan in years. Simply type in these numbers and press calculate and you will get your monthly payment amount and the length of time it will take you to pay off your loan if you make each payment on time and only for the amount that is due.
So how does the calculator work? It inputs the numbers you give it into a simple mathematical formula that is programmed into its code. It is not much different from a formula in Excel. It's just dressed up in a calculator form to make it more friendly and accessible to the user. Remember, a mortgage calculator can only provide a good estimate. As the U.S. housing market recovers from last decade's downturn, today's home buyers aren't always flush with cash. For buyers with few funds for downpayment, loans via the Federal Housing Administration are a popular option.
The FHA allows mortgage loans with as little as 3.5% down.

ABOUT THE FHA MORTGAGE

The Federal Housing Administration (FHA) was established in 1934, which, in U.S. history, was a period of "heavy renting". The country was emerging from The Great Depression. Just 4 in 10 households owned their homes.
At the time, the mortgage terms offered by lenders were a burden to many borrowers. To get a loan meant to make a 50% downpayment; to agree to a loan term of 5 years or fewer; and, to make a large "balloon" payment to the bank after the mortgage's first few years.
Few U.S. consumers could meet the terms of a 1930s mortgage. Meanwhile, the government wished to increase the rates of homeownership nationwide. With more homeowners, the government reasoned, neighborhoods would stabilize and the U.S. economy would get back on track.
From this, the FHA and its flagship mortgage program was born.
The main feature of the FHA-backed mortgage was its Mortgage Insurance Premium (MIP) program, a self-sufficient insurance fund through which the FHA could insure the nation's lenders against "bad loans".
In order for a bank to get the FHA's insurance on its loans, it was required to verify that its loans met the FHA's minimum qualification standards.
These rules came to be known as the FHA Mortgage Guidelines.
In time, the FHA MIP system gave banks confidence to make better loans with better terms for hopeful U.S. home buyers. Soon, the downpayment requirements for a home loan dropped; 5-year loan terms were replaced with longer terms of 15 and 30 years; and mortgage rates dropped.
The FHA is currently the largest insurer of mortgages in the world.

BENEFITS OF AN FHA MORTGAGE

  • FHA Allows A 3.5% Downpayment
  • The FHA Doesn't Require A SSN

  • The FHA Insures All Property Types

  • The FHA Has Flexible Credit Standards

  • Allows Access To The FHA Streamline Refinance

For more than 80 years, the FHA home loan program has helped U.S. homeowners purchase homes affordably and refinance them. Call us today and see what an FHA loan can do for you.

Which mortgage option is best for you?

·        Do you plan to stay in your home for many years?

·        Do you prefer a consistent mortgage payment for financial planning needs?

·        Does your peace of mind depend on a payment that never changes?

If you answered “yes” to any of these questions, a 30-year fixed-rate mortgage might be right for you! Since your rate will not change over the life of your loan, your principal and interest payment will never increase.

Fixed-rate mortgages are a good choice if you:

  • Think interest rates could rise in the next few years and want to keep the current rate
  • Plan to stay in your home for many years
  • Prefer the stability of a fixed principal/interest payment to a payment that changes periodically (which is what happens with an ARM, or adjustable rate mortgage)

The 30-year fixed-rate mortgage is one of the most popular mortgage products available today. Many people prefer the fixed interest rate and stable monthly payment over the risks associated with adjustable rate mortgages (ARM).  Please contact one of our mortgage professionals for a no obligation needs analysis today.

Ninja Turtles Frame of Mind

"...another good thing to do is have a good core group of cats you politic with and go out with to counter da flocks of birds you will run across when you're tryin to scoop. use your 80's baby knowledge to overpower any situation...i call it da "ninja turtles frame of mind"

these 4 "dude" taught me da for basic personality traits of guys at a young age to be successful...if your squad possesses em you'll be good money 99% of da time.

Don- "da smart tech/style dude(he rocks purple so he's fashion forward cat)" he's da one thats gonna let everyone else know:

-da type of phone you posed to have, to blow chicks minds out then proceed to blow backs out

- wats da swag as far as gear and clothes, he's gonna know whats real and whats fake...total blog/forum dude

- knows about da whips (remember he's da one that hooked up da turtlevan, hoverboards) he's gonna know your da punk that de-badged your bimmer and added M badges or having 24 inches on a v6 charger... his weaknesses are that he can be shy because he thinks so much it actually makes him gun shy when it comes time to execute (remember he was always da slowest one in video games) also to da naked eye he may come across as a nerd but when he does strike he's striking to kill( strongest in games)..give him a couple of drinks and he's good money.

Leo- this is da Leader, not cuz he's da one with most swag or ability, he's actually da leader because he's da most responsible...he's da one thats got perfect track of time, he's da one that knows where we gotta go, how to get there, who to talk to when we do get there, and what hotel we gotta go to %@!+ out these young cuntz that we bagged at da club, he's also da one with da alibi just in case any of da other dudes got a wifey and ya creepin on da low...he's also da "glue guy" he's gonna make sure ya don't piss each other off, he's da one thats gonna make sure if there's beef that ya think about anything before it happens...he's da epitome of a level headed cat...his weaknesses are da fact that he can be a lil bit of a hardass, and because he's tryin to make sure things go according to plan he can come across as a square, stringent, ridged, and nanny-like. make sure his night isn't chaotic and your navigator will always show you good leadership in return

Mike- this is da party animal, this is da dude at da frat party who's getting beer kegs strapped to his back while juggling cans of 4 loko while on a unicycle....your gonna want him around because he's just simply down for anything "yo son let's talk to them chicks....looks like they got boyfriends...suck for them" . this man was born with no fear, he's usually da best dancer out da crew, he's da one that practices how to dougie on youtube, he's da one that had da animated facial expressions way before nicki minaj....his weaknesses is da fact that since he's balls in ALL da time he's bound to have a high fail rate when it comes to doing anything new just breaking ice with new people...he's almost loose cannon behavior
in da right/wrong context will be either da catalyst for a homerun night or striking out in spectacular fashion...KEEP this dude ON A LEASH until your ready to get it crackin, then unleash him on a slew of females, his idiot charm will definitely break da ice.

Ralph- this is da a-hole, this is da prick, da douchbag, da smart alec of da fams....his main objective is being da enforcer of da team...ya got beef? he's throwin da first punch, someone needs to be told "get ya shine box" or "aye come at me bro" he's da first line of defense....he's also da most witty one, since he doesn't care what comes out his mouth you'll be completely compelled to hear what he has to say, whether its good or bad is a whole nother story smiley: laugh. ..he's also da one to give you da pep talk or proper kick in da pants when you need it when you feeling defeated.."aye what you mean you not asking her to dance? stop acting like vagina and go pull that broad to dance, or if you don't imma call you a homosexual for da rest of da night" he's definitely da cynic too, your best scenario is having him shred through that cockblockin fat chick that wont let da other chicks smash out da homies....he's weaknesses are da fact that he's completely unfiltered...and type abrasive..so whatever you do, makes sure he NEVER has da first word, cuz he's gonna piss someone off.....when he's behaving he's gonna be da backbone ya got when it comes to walkin with that chip on ya shoulder.

in real life most people have combos of these 4 guys...da best person you can be is master splinter, have all da traits of da turtles, and understand where they compliment

eachother's weaknesses. ..once you got all this locked down, you'll be baggin April O'Neals on a nightly basis."

Spoilers

1. Ariadne peeks into Cobb's psyche before the multi-level job began. This allowed her a chance to peek into Cobb's mind, memories and dream themes.

2. She was the main character who was given a clue as to what Cobbs used to judge reality or not (not JUST the totem). We are never shown any other characters being given knowledge that he spun it and would wait to see if it stopped spinning or not. As a comparison, we see 2 other characters' totems: Arthur's die and Ariadne' chess piece. But , we are never shown how they judge the totems, only what they are. In one scene, Cobbs actually tells Ariadne how he uses the totem.

3. We are shown how Arthur teaches Ariadne the trick of closing the maze, which fools the subconscious of the sleeper's into perceiving the dream as real for much longer. We're then later shown a scene where Arthur uses this trick against a subconscious security agent within a staircase BUT that is just misdirection to make us believe that's the only place it's used. In actuality, it's used again by Ariadne.

4. Adriane is the ONLY character in the levels who has seen Cobb's 4th level. That means there is no way Saito could perceive that level.

In the final scene, mirroring the initial opening scene, the main difference is that the spinning top is not focused on. Ariadne's character knew everything that needed to be known to ensure that Cobb gained an inception. She, in the end, established the ultimate inception, even greater then the inception perpetrated by all the characters onto Fischer, and ultimately an inception of the movie audience. She got Cobbs to believe he made it back up all levels and into reality when, in fact, she designed a closed loop to cause him to believe he's shot back up to reality when in fact he's probably gone even one level deeper into limbo - a limbo where he can finally let go of his guilt and see his children. It was a way to provide him a "happy ending" if by chance he got swallowed up by his own deep psyche.

This is reaffirmed by the initial scene with Cobbs asking her to design a maze for him, and further reaffirmed by the emphasis to ensure the audience knows that Cobbs never wants to know the architecture of the architect's designs. If the movie did not emphasize the importance of that, it would most definitely crush the possibility of the end having the possibility that Cobbs was deeper into limbo, let alone be ambiguous.

Vanity on One Hundred Thousand Trillion

With Danielle around, there's no such thing as bruised egos.
i can even ignore the small issue of being reduced to a non-personifiable "thing."
